Paint is one of the cheapest ways to change how your home looks and feels. But in North Miami, a bad paint job doesn't just look bad. It peels, bubbles, and grows mold. I see it all the time on houses where someone skipped the prep work or used the wrong paint.
Here's how to get a paint job that actually holds up in South Florida.
Interior Painting in North Miami Homes
Interior painting is simpler than exterior, but our humidity still matters. Bathrooms and kitchens need paint that resists moisture and mildew. A flat finish in a North Miami bathroom will grow mold spots within a year. Use satin or semi-gloss in any room that gets damp.
For living areas and bedrooms, eggshell or satin finishes work well. They're easy to clean and hold up to everyday wear. Flat paint shows every scuff and is hard to wipe down.
Good interior paint costs $35-$55 per gallon. Benjamin Moore, Sherwin-Williams, and Behr's premium line all perform well. One gallon covers about 350-400 square feet. Most rooms need two coats over primer.
Exterior Painting: Where Prep Makes or Breaks the Job
Exterior painting in North Miami is a different animal. The sun, rain, salt air, and humidity all work against the paint film. A properly done exterior paint job lasts 7-10 years here. A rushed job starts failing in two.
Preparation is 70% of an exterior paint job. That means pressure washing the surface, scraping loose paint, filling cracks and holes, priming bare spots, and caulking gaps around windows and doors. If someone gives you an exterior paint quote without mentioning prep, keep looking.
Use 100% acrylic latex paint for exterior walls. It flexes with temperature changes and resists mildew better than other formulas.
Light colors last longer on exterior walls in South Florida. Dark colors absorb more heat, which breaks down the paint film faster.
Don't paint in direct sunlight or when rain is expected within 4 hours. The paint needs time to cure properly.
Pay attention to the paint's mildew resistance rating. In our climate, this matters more than coverage per gallon.
What Painting Costs in North Miami
Interior painting runs $2-$4 per square foot of wall space. A typical 1,500 square foot North Miami home costs $3,000-$6,000 for a full interior repaint including prep.
Exterior painting costs $3-$6 per square foot. A standard single-story home exterior runs $4,000-$8,000. Two-story homes cost more because of scaffolding and additional prep time. Stucco repairs, common on older North Miami homes, add to the cost if the walls need patching before paint.
